A number of constraints (characteristics) are analyzed against parcels of land to identify those that are physically suitable, potentially available under planning scheme provisions and in the case of urban residential development, intended to be serviced with reticulated water and sewerage. <statement>The Queensland Government broadhectare (residential land supply) study methodology involves analysing the characteristics of land relating to its suitability and availability for residential development. Data is collected from Local and State Government Agencies and formatted for input into the Queensland Government broadhectare (residential land supply) GIS. Datasets used in the study include planning scheme zoning and overlay codes, minimum lot sizes, slope, flooding, agriculture and environmental constraints. Rule based filtering is used to determine each segments (sub-parcel of land) potential for residential development. Segments which are appropriately zoned and not subject to physical, environmental or administrative constraints form the available broadhectare land supply. During this process, estimated dwelling yields are also assigned. The mapped results are reviewed by planning staff from the relevant local government authority and representatives from the Urban Development Institute of Australia. Indicative development timeframes are allocated to the land supply and where required revisions are made based on stakeholder feedback. Final results are then analysed and a profile is produced that is publicly available.</statement>
