<DIV STYLE="text-align:Left;"><DIV><DIV><P><SPAN>The Queensland Government broadhectare (residential land supply) study quantifies the amount of land, predominantly greenfield (undeveloped), available for future residential development. A range of constraints and characteristics are analysed against land parcels to identify areas that are physically suitable for development, potentially available under planning scheme provisions and, for urban residential development, intended to be serviced by reticulated water and sewerage infrastructure. By comparing dwelling projections against residential land supply, estimates of future supply can be calculated and potential shortages identified.</SPAN></P><P><SPAN STYLE="font-weight:bold;">Additional Information:</SPAN></P><P><SPAN>Land identified as available for residential development is categorised by indicative timeframes that broadly represent the anticipated timing of development based on expected lot registration dates. Previous levels of land development activity are analysed, including the consumption rate of broadhectare land and estimated dwelling yields. The dataset is maintained through regular updates; however, parcel boundaries may not always align with the current Queensland cadastral framework due to differences in the source cadastral datasets used when studies were undertaken. The Indicative Timing and Dwelling Yield attributes remain current and are considered the primary analytical outputs of the dataset.</SPAN></P></DIV></DIV></DIV>

The Queensland Government broadhectare (residential land supply) study methodology involves analysing the characteristics of land relating to its suitability and availability for residential development. Data is collected from Local and State Government agencies and formatted for input into the Queensland Government broadhectare (residential land supply) GIS. Datasets used in the study include planning scheme zoning and overlay codes, minimum lot sizes, slope, flooding, agriculture and environmental constraints. Rule based filtering is used to determine each segment's (sub-parcel of land) potential for residential development. Segments that are appropriately zoned and not subject to physical, environmental or administrative constraints form the available broadhectare land supply. During this process, estimated dwelling yields are also assigned.
The mapped results are reviewed by planning staff from the relevant local government authority and representatives from the Urban Development Institute of Australia. Indicative development timeframes are allocated to the land supply and, where required, revisions are made based on stakeholder feedback. Final results are then analysed and a profile is produced that is publicly available.
Parcels used within the Residential Land Supply dataset are derived from Digital Cadastral Database (DCDB) and Queensland Spatial Cadastre Framework (QSCF) datasets that were available at the time individual local government area studies were undertaken. As studies have been completed at different points in time, parcel boundaries and geometry may not align with the current QSCF dataset. The dataset is maintained through quarterly updates using a QSCF parcels dataset aligned as closely as practical to the end of each quarter. These updates incorporate parcel additions, deletions and modifications, along with revisions to residential density assumptions and estimated dwelling yields. As resources permit, new broadhectare studies are undertaken and incorporated into the dataset, improving alignment with contemporary cadastral information.
While parcel boundaries may not fully align with the current QSCF dataset, the Indicative Timing and Dwelling Yield attributes remain current and are considered the primary analytical outputs of the dataset.
